Sims 4 not able to download

Hi, I hope anyone can help me with this. I got a brand new macbook air m4 and I was just trying to download sims 4. From the ea app, it states that it's not available for purchase and if I go to the website, it doesn't let me proceed to check out. I have tried clearing cache, uninstalling and reinstalling the app, it's not a wifi issue, my laptop has met the required requirements as well. I have talked to an advisor from ea and I already followed their advices and none of it worked for me. Please help me
