If you open Options while in game and go to the last tab, you can uncheck the occults you don't want in your game.
I believe that Bridgeport, Midnight Hollow, and Dragon Valley have occults in the original population, so unchecked occults doesn't get rid of existing occults, just prevents new ones.
To get rid of zombies requires a cheat using the mailbox menu. I don't remember the specifics on how to do this though.
