The store venues already are designated by lot types. You can give the empty lot any community lot designation you want, and as soon as you place the store lot, it will change it to the correct type. The Skylight Studio is designated as a gym, and if you want, you can remove whatever gym is already in the world you're playing in, and use the dance studio instead. If you want to use store venues to replace existing ones, all you have to do is place them in the world, then you can see what their function is. But as far as I know, most of them don't replace lots that are already in worlds, they just add to them.
