What you're seeing is something that happened after the HSY prepatch. Evidently, the devs changed how walls work in apartments. There is a bug report on it here.

[CL] Cutaway view in apartements shows neighboring apartement - Answer HQ (ea.com)

The apartment walls are still broken after the October 11, 2022 patch. This pic is from today.
Is there any way we can find out if EA is ever planning on fixing this?
