@SheriGRI have only just recently added Discover University so I am very new to the roommate experience. I'm playing a single YA Sim and I added two dorm-style rooms, plus one additional bathroom, to her house. I asked an NPC (homeless) friend to be a roommate and everything seems to be working fine with her so far.
When she comes home from school she'll hang out in her room, watch TV/ listen to the stereo in the living room, or read books. She's eating regular meals I put in the refrigerator and she'll use either of the bathrooms in the house (it's fine I don't care which one she uses) instead of leaving. It's only been a few days but she seems happy enough so far. I guess we'll see how it goes. I'm doing all of this on a test save so if everything works great then yay for me, but if not, well live and learn I guess.
I ran an ad for a second roommate but no applicants so far. It's only been a couple of days and my Sim has been off lot several times. After reading your posts at least now I know a few things to try if more time goes by without any applicants showing up. Thanks! :D

@SheriGR Hi Sheri 🙂 It's been four weeks in my roommate experiment and still no applicants to my roommate-wanted ad, so that part hasn't been going well. For the roommate that I asked directly everything is still going great! She seems to be using only the items on my lot to fill all of her basic needs, i.e. eating, sleeping, using the toilet, taking showers, staying entertained. The only time she leaves the lot is to go to school or to fetch a friend and come back. Several times she has autonomously formed a group with my Sim and tags along to another location. She'll often clean up after herself even though she does not have the Neat trait. She has not made a single complaint in 4 weeks.
- She sleeps in her designated bed every night. It's just a dorm-style single bed, nothing fancy.
- She always eats meals from the refrigerator that were prepared by my Sim. She never cooks or brings back meals from off-lot
- She'll use the toilets just fine and never does the I-need-to-pee-really-bad walk to an off-lot location. They are medium-quality toilets that have been upgraded by my Sim.
- Same with the showers, she'll use them before she gets the green fog of funk. These are also medium-quality with at least one upgrade.
- The two showers in the house are identical, except for that one has 1 upgrade and the other has 2 upgrades. She always uses the shower with 2 upgrades.
It's just a starter home in Willow Creek that I modified to include two additional dorm-style bedrooms and one additional bathroom. So that is three beds total for just 2 current occupants, my Sim and one roommate. The bedrooms have DU build/buy furnishings, a single bed, bed stand, desk (with medium-grade computer), and a dresser. Having the upgrades to the toilet and shower really seems to be making a difference as they are not high-end fixtures but my current roommate uses them just fine & seems happy enough with everything else.
I don't know if the Willow Creek location is an issue with getting applicants to my roommate-wanted ads? I can't imagine that it's anything to do with furniture. I do get random NPC Sims who will knock on the door but they are not tagged as potential roommates. I think they are just random NPC strangers. My regular NPC friends still visit as usual.

An odd thing has happened twice now with my current roommate. She will walk in and use the toilet when my Sim is in the same room (once while my Sim was cleaning a sink and another time when she was upgrading a shower). It's just a regular home bathroom with a regular toilet and not a toilet stall, not a uni dorm set-up or public restroom. She does not try to shoo my Sim out of the room & they have zero romantic relationship. They are friends but like just a regular friendship. Is this normal behavior for roommates?

@RandomBuzziness If the sims have a high enough friendship they will use the bathroom and not be embarrassed or shoo, last I knew. I wouldn't worry about that. Same goes for sharing a double bed.
Sounds like the roommate is doing fantastic! I expect there are are a number of factors that can effect various aspects of the roommate situation. And in my experience of Sims there seems to be a bit of random chaos factored into the algorithm with certain traits and situations. I'm a micromanager in my game, so having sims I cannot control in my home is a bit unnerving - and a great way to mix things up. Anyway, whatever the known and unknown factors are, your roommate and sim seem to be a great match!
As far as the non-answered ad, you could try taking it down, leaving the lot/game, re-entering the lot maybe make sure there is an extra bed plus all of those items you mentioned that you have for the current roommate (the dresser, bedside table and desk). Then put the ad back up again. I'm playing a different save now and am finding running the ad isn't working so great when I leave the lot with one of the sims. Also, it can take 1-3 days for them to start to come, then they taper off more if I don't pick one for a while, it seems. Anyway, a few things you can try.
