I think I'm all played-out on dorms, I've done them so many times they are getting a little stale.
I do prefer sims to go to uni from home anyway because they are immediately in class when they exit the lot instead of having to run all the way across campus. The only reason I tend to not do uni from home is that there is no 'fellow student npc's' feeling but I think this will be overcome by having shared areas in the rentals that are suitable for students.
I will see how it runs if I basically make the private apartments just bedrooms and bathrooms, then the shared areas can have tv, computers, kitchen and dining etc.
