When moving a Sim out of their home to a new lot, if you choose "Sell Furniture" everything not in your Sims household inventory will stay behind with the lot. Anything they want to keep and move with them must be put in the household inventory before moving. Choosing "Keep Furniture" puts everything; furniture, appliances, decorations etc. in your Sims household inventory and they'll have it to place in their new home on a new lot.
One VERY important thing you should always remember, upgraded items will revert back to their orginal status if you save a copy of your lot in your library to place on another lot for your Sims to move into. So, if you're moving to another lot, but will be living in a copy of your current house, before you save a copy to your library and move out, put any upgraded items in your household inventory.
Once you place your house/lot on the new lot where they have moved, the upgraded items will be safe and sound in their household inventory to put back in place where they were before. Even if you're moving to a totally new house/lot but want to keep your fully/partially upgraded items so you don't have to do it all over again, put them in your household inventory before moving.
Of course, if you'll be buying brand new furnishings for your new house to upgrade, don't bother putting upgraded items into your household inventory. This only applies if you want to keep and use them in your new house or a copy of your current house.
