Unless it's a starter house I downloaded, in which case they just save up their cash and shove furniture into corners until they can afford a better house.
I typically start with single female sims without an intended spouse. I prefer them to find their partners through gameplay, even if all the potential partners are just cute sims from the gallery. Making them a partner feels too controlling for me. If they want the evil, klepto townie with a nice nose and chin, they can deal with the fallout of that choice.
I always make sure the save has plenty of differently themed restaurants, several spas and gyms, a wedding venue, and a cemetery. My primary sims and their spouses always get nice funerals, even if it's just the family dressing up in black and someone giving a eulogy.
I stage a lot of family photos at various stages in the kid's lives. It's been a struggle, but I've finally managed to cut back on how many I take because otherwise every inch of their walls would be family photos. I also cheat their photography skill up to 5, because I don't like bogging down my screenshot folder to take duplicates in case the photos don't turn out.
I think most of my "always" come out in CAS rather than gameplay. Eventually all my sims end up with a mourning outfit (see above). Teens get the most variety. I've been giving them a prom dress, a homecoming dress (basically a knee length prom dress), and a nice fancy occasion/wedding guest style outfit. I also give all my teens two party outfits - one to wear to parties with the parents, and one to wear to wild parties with the friends. The wild party outfit can double as their clubbing outfit when they hit university/ young adulthood. I also love giving my mermen wetsuits for their formal outfit. Vampires get giant floppy hats and sunscreen for swimsuits and hot weather outfits.
I also always cheat my toddlers to adult in CAS just to peek at how they'll end up. If they're cute, I'll invest time and effort into them as a potential heir. If the parents' genetics didn't mesh well, then that kid can be a spare. - SEREFRASSeasoned VeteranI now make all my important sims immortal with a little werewolf cheat. And yes, they are human.

I like using the simple living lot trait so my sims ether need to grow plants and/od buy groceries. So the majority of sims have that lot trait.

I put at least one vacation home in every city/town
I pretty much only play rotationally.
I keep aging off most of the time.
I have households that are varied, very rarely are 2 households the same.
I usually create my sims with a ready made personality ( in my head), and have the cheat for deleting lifestyles memorized, as I usually hate that they will develops a lifestyle that I do not see for them in my head, and then act out of character.
I usually make my sims start out in a household under 20K ( except for premades, or special sims that are supposed to be rich ) and don’t use money cheats much and never use needs cheats.
I pause a lot to que up actions for all household members…… I micro manage my sims usually.
I actually prefer my sims to be cheerful or happy most of the time ( I know a lot of people don’t like that ), but I’m happy or at least fairly satisfied most of the time myself, and it bothers me when my sims get tense, unless it happens to be one of those few sims that are supposed to be whiners, complainers or just generally unhappy about their lot in life….. lol. - SweetieWright_84New Spectator
- If it's an established family (adults with kids), I always cheat the adults skills and careers to where I think they'd be, usually level 3-5.
- I always give my sims the Observant reward trait as soon as they have enough satisfaction points. Sometimes I cheat it.
- I set their turn ons/offs with Wonderful Whims.

Ps - i have my general starting point save file with a world set up in depth with lots i normally like to have and the calendar holidays set up the way i normally use them. So this is my starting point for new games and it is a huuuge time saver even if i change a few things. So much easier than doing this from scratch every time.
