So recently when I place apartments it take a minute for it to show that its a residential rental and now I'm noticing that it won't let me select new units. It only lets me select shared and unit 1 but won't let me start another unit. Does anyone know what may be causing this?

I think I understand what you are saying but to be sure, what do you mean by starting another unit? Are you talking about build mode from the map or going to build mode from live mode? Your comment leads me think that you have gone to build from live mode.
If I am understanding you correctly, then that's the way it works with residential rental venues. Once the apartments are set up, you can only see or edit shared space or 1 apartment in build mode if go to build from live mode. There is a toggle that will let you see hidden units in build mode though. I don't know if unhiding them will allow you to edit them though as I haven't tried. Look in Game Options>Pack Settings and scroll down to the For Rent section. Uncheck the Hide Unit by Default box.
To avoid all that, you can build and furnish the entire building as a Residential venue. Once you are done, then change the venue to Residential Rental. Then assign the spaces to the apartments and set the lot traits and challenges for each apartment.
Hope this helps.

At the bottom of the drop down, there is a create option. Click on that to create the next apartment. Then after that, click it again to created the next and so on until you've created all the apartments you need.
Hope this helps.
