sims 4 keeps crashing in CAS or when i place a lot

every time i go into sims 4 to make a new sim in CAS or place a lot, the game crashes. ive tried reinstalling, updating drivers, command prompt scan, removing mods and tray and its still crashing. iv...

    @JellyCakes1917  As a test, please try playing in a clean user folder.  Move the entire Sims 4 folder out of Documents > Electronic Arts and onto your desktop, and when you launch the game, if it launches, a clean folder will spawn with no content.  (Your saves and other content will be intact in the folder you moved but temporarily not read by the game.)  Don't add anything to the new folder yet; just let me know whether you can get far enough to start a new save and play in live mode for a bit.

    If it works, try placing a lot as well, but keep in mind that some Gallery lots broke with the For Rent patch, so you may need to try a few before you find one that places correctly.  Placing unfurnished can help, and it would be a useful test.

    If you still see the same issues with the clean folder in place, please run a dxdiag and attach it to a post.
