Build up 100 "Friends". Visit them once a day each and make sure they do the same, otherwise replace them.
Keep characters on tasks geared to how often you check in.
House farming really doesn't work when you loo at the cost of a house vs. it's pay out and how often it pays. I can't stand to see house farming and when I find it in a neighbor's Springfield, I replace them.
