Only the private islands have to be level 2 to get the bonus. Everything else gives the bonus at level 1. But it does have to be out, not stored in the inventory.

I have 16 Delux Condos, 26 Valet Parking, 12 Business Centres, 2 private islands and 4 Beach Hideaways in storage because they're all too big to have in my town. :)

I only use one of each except for the classic mansion X 10 and the modern mansion X 15.

You may want to think about getting the beach hideaways out. 20% multiplier per building isnt anything to sneeze at.

I thought that 20% glitch was fixed? Or is it still good? I have about 2days off from work and want to turn on my XP collider and see if I get a couple of lvls or something.

I would do if they didn't take up so much space. I don't want to cram stuff into the town just to get more donuts and more stuff. It's the same reason I just have the mansions in my town. They don't take up that much room and when I have other stuff to go where they are they go into storage too
