Voted Duff, but Pet Shop is a close second. Duff is pretty big, whereas the other is reasonably sized, so maybe there is that to take into consideration.

I voted for Pet Shop and Aztec theatre is a close second here's why I think you should choose between those two.

They both affect the consumerism rating which is so Annoying to raise.
Both are about same size.

Aztec theatre: 80 donuts 7X4
Pays every 8hrs
3hr premium task for bart
4hr task SVT
6hr task for Comic book guy

Pet Shop: 90 donuts 7X5
Pays every 4hrs
Comes with Jub Jub
Jub Jub has a joint task with Selma
Ultimately your choice. I usually go with the character building combos first however I bought Aztec Theatre and haven't bought pet shop yet since when I got the Aztec I didn't have Selma at the time
