How to know which buildings/characters will give hearts?

I think its pretty random, just like the other updates with the Halloween and Christmas coins... Sometimes you would get Halloween treats and Christmas coins and other times you just get money and XP.

I think Santa coins were guaranteed. Halloween treats, however, were the same as this Hearts system. You average about 120 Hearts when visiting all 100 friends.
