Same here with 5070ti. But I don't know if it's because I switched to extrem for texture but was fine on HIGH with my old 3080ti

It's clearly a texture memory leak issue

To fix this, I need to go on graphic options and change texture to ultra and back to extrem

EDIT: On ultra, I don't have any memory leak. It's a "extrem" issue
