finally got it working by unlinking my previously linked account. on the E A website https://help.ea.com/en-gb/help/account/link-your-console-accounts/#how-to
then opened the Xbox app in windows 10 and found a game i already play which is on Game pass. in my case its battled field 5. selected play with game pass and it then gave a confirmation of accounts to link. once that was done i quit battlefield 5 and checked the Xbox app but still had no options for EA play games.
So at this point left click start button on win 10 and right click Xbox app and uninstalled. restarted pc(don't know if that is necessary.) go to windows store an my library found Xbox app and selected install. once installed and logged in EA play games were visible and when selected it said it was included with game pass and gives the option to download.
If you don't already have an EA game to play but have linked accounts already. try and unlink them and then remove and reinstall Xbox app and see if that works
