Well my game works to a degree, just have to remember to save often, but I'll probably focus on Sims 3. It does pain me however to see that EA re-released such a beloved game and everything I'm seeing is talking about bugs and crashing. Fans of a series won't stick around if you don't respect them.
Thanks mate54 I have got the graphics rules thing and I'm running in compatibility mode for Windows 98/ME and it does run okay, some towns run better than others but transitions to community lots do pose an issue quite often. If you want to link me some other fixes I'll see if I can implement them and get it running at least with a bit more stability :)

This has been resolved. I was able to follow an online tutorial and get all my fixes in place so there's no more crashing or shadow issues. Thanks all for the info and sorry for the confusion!

MiyuEmi Graphics Rules Maker is one of the main fixes for UC; specifically with the following settings enabled (and allowing GRM to add your GPU to the database):
- Force texture memory (give it at least 1024MB)
- Disable texture memory estimate adjustment
- Enable driver's memory manager
Otherwise, the 4GB Patch should make the game Large Address Aware, hopefully preventing crashing on larger lots. Windowed mode is the way to go too, as otherwise the game might freeze on loading screens and not let you do anything else but wait it out.
