Those combination rabbit holes seem to work quite well and I always find it fun for my sims when there are other things to do on the same lot after they used a rabbit hole.
Just be aware though ... sims seem to be obsessed with making tea ?
@ciane as you are running a game without store stuff you will of course not get quite the intended effect ... but I know with your skills you'll find enough replacement items to still make this lot functional and look good :D
