Cinebar: I did take out the mod folder and delete the cache files, I have 8gb RAM and 1TB hard drive. I have noticed my game taking longer and longer to load with each new expansion and I have all of them to date so it takes a good 20 mins to get started up.
I will try a new save game and see how that pans out.
Keekee: I sent the sim I've been playing in SV to uni and this is the first time I've send anybody to university. The main bigs mods I have are overwatch and master controller plus a few from MTS, I've updated all of them and made sure they don't interfere. I agree I don't think it's related to mods as I am still having the same issue after removing the mods folder and disabling CC.
GoddessHekate: 20 mins is a reasonable amount of time given all the EP's etc although it is a ball ache waiting even that long lol
