Holiday mystery box

I have missed some items from previous xmas events. I see that there are a lot of 2018 items but some are still missing like truck stop diner and there are some of 2019 items like whiz-bang toy company but a lot are missing like rita la fleur and fallen diva apartment. The question is: is there a pattern on when and how items return or is it totally unpredictable? Thank you!

    If I remember correctly, Rita La Fleur and Fallen Diva Apartments, were added to the game not long ago.
    I am sure I acquired thm as a prize, I really do not remember buying them.
    In which case, I imagine it could be a while before they come back.

    There is no pattern really. A lot of stuff reappears in a year or so and some not for years, if ever
