To clarify on the Springfield Heights buildings:
Modern Mansions have 5% bonus
Classic Mansions - 4%
Valet Parking - 3%
Business Centers - 2%
Deluxe Condos - 1%
Private Islands - 1% AFTER upgrading to level 2
The Private Islands are the only buildings you have to upgrade to get the hidden multiplier bonus. As far as I know the only benefit from upgrading all the buildings all the way is that you then get to choose their appearance from the 5 levels, so you can make the tall buildings short.
