Brand new computer---game lag & delay

Hi, brand new out of the box 2024 imac with M4 chip, up to date with mac OS.

General: Games loads, soon as live mode starts---delays in notifications. Notifications come in "hours" after action. Example: college class is at 9:55AM, notification hits notification wall well after 5pm. not JUST with college, even for work or events/festivals. Aspiration achievements do not load or appear completed until after exiting lot and returning. Lag on all actions, constantly having to reset sims and items. Sims get stuck when leaving. There is long/often delay with Sims where even if they are standing at the mailbox or spawn spot, they will take 1 game "hour" to get to class, thus making them late. The late for "work" red blinking icon will stay until lot is exited and re-entered. Sims will not load dishwasher and play hide-n-seek with dishes. Children will go invisible with scouting outfit until directed to go swimming/changing outfit into swimsuit. All around completely bugged. 

Only 1 mod in use and it has been removed over and over and game reloaded to the SAME effect with or without it. I am repairing the game essentially every day before open, during play, and after shut down. It's a brand new computer...I know it's not me. 

Please fix these bugs. 

Also, secret society glitch with the plants in the circle. They cannot be interacted with and "Harvesting" does not satisfy "tend to sprite garden" need. Work around is to set plant as head, move closer to center rock, then reset the sim. This allows the new plant to be interacted with and works to satisfy the requirement.
