I have the same problem.
In PC, EA app versión 13.275.0.5788 or 13.280.0.5793 don't works. FIFA 22, 21, 20 and 19. Windows 7
But, in notebook with two versions of EA app and Windows 11 works well the game FC 24

No fix yet. Beginning 2 weeks ago on Aug 7th when the EA App broke for me. Even with my anti-virus and malware software turned off it still doesn't work. As part of my effort to fix things I uninstalled all my games and uninstalled the EA App. I then reinstalled the EA App. But now I cannot download any games. The screenshot attached shows my current 3-day effort to download Star Wars: Jedi Survivor, but it hangs-up on the "Preparing" stage. It has been soaking for 3 days on "Preparing". And across the top is the yellow banner "Things are taking a little longer than usual to load up ...". Frankly, we shouldn't have to be trying to find work-arounds, and tricky methods to get an app to function. GOG Galaxy, Steam, Epic Games all work perfectly fine on my system. The competition has figured out how to make their apps work. How about you, EA? Maybe EA needs to fire some people and rebuild EA App from the ground up. My PC specs:

I was able to download my game but when I launch it says an update is required to start my game when I already had the most recent update

I have the most recent update of my game installed and it still gives me an error saying an update is required to launch my game rather than actually launching it this bug first occured last Saturday to me

I improved my information
I started off having the same issue. The "Update required ..." message. In my effort to fix things I uninstalled all the games and the EA App. Then I did a Windows repair to make sure I didn't have any corrupted OS files, that's why in my previous post it states I installed my OS on 8/15/2024, that's when I did the Windows repair. But now I can't download any of my titles, as it gives me the yellow banner across the top and says "Preparing" but never actually downloads any of the games.

Try cancelling the download and then download again
No luck. I shouldn't have to research all manner of fixes and tricks. The app should work every time, without work-arounds like every other established game client on the market. If you buy a car and it stops working a few months after buying it, you take it back under the lemon laws, and get it fixed or replaced. You don't spend hours trying to fix it yourself. At least I don't.

i had just fixed my game (lovestruck update) after not being able to open cas and being stuck on a loading screen. i did patch tests on my cc and mods and made sure everything was compatible/updated. this bs took me a week!!! Just for them to come out with another update, which i did not do, until my game completely broke and kept crashing before it could even load. i finally decided maybe it’s because i need to update so i do, and i am able to open cas but going into live mode was impossible! All i saw was a spinning plumbob for 3 hours. I repair my game, and now im back to not being able to open the game at all. this is so incredibly frustrating i want my money back. Cant wait for them to finish Inzoi smh….

I noticed a potential (dumb) solution as this problem generated for me after 8/25... By setting my date and time manually to the previous two days (its currently 8/27, I set it to 8/25 at the same time so only the date field was changed) and my game launched just fine.
as to why this is happening, I haven't got a clue. But why your app needs to reference the date and time on my computer locally means your code base is probably throwing an error related to game release time locks. Because let's face it, there is no reason your app needs to know the current time other than that. This is funny because if this is true I could probably download and play a single-player game by referencing a local time that's past the game's release date.
Regardless, the issue seemed related to the user local time settings as similar issues listed different user profiles working just fine.
Just to clarify,
I restarted the app under the EA app recovery -> no dice
Re-installed both the game and the EA app -> sucks to be me
MANUALLY DELETED MY CACH FILES BY HAND -> didn't work and lost my local save files (this is really just me trying everything but this hurt)manually changed the time backward by 2 days... -> launches just fine.

Worked for me aswell but it weirds when going to the current date and time that it doesnt work
Dollars to donuts tells me that there was some kind of app update pushed out on the 26th because the game refuses to work otherwise.
Biggest cases as to why these things happen? someone plugs an update to the core app that doesn't understand how older functions within the app on previous updates referenced each other because they did not work on that team or for the company at all when it was originally coded.
OR
its barely held together via code duct tape and someone broke a previous fix when they added/tweaked a function. Given that user-specific profile data and local time data seem to be affecting the issue, I can only guess what part must have been messed with.
This is why I recommended they rebuild from scratch and stop using duct tape and baling wire. At some point it gets so messy that any additional fix messes up another part. Start fresh. In the long run you save more money and create much happier customers. Or just ask Steam how they do it. That client has never broken (that I noticed) since I started using it in 2005. So, from a customer service perspective this is pretty embarrassing that EA struggles so much.

okay so i tried to set my date back but that did NAWT WORK. i have a whole list of bs that i just tried that actually got my game to launch after over a week.
•making sure mods are up to date
•repair ea
•repair game
•50/50 method ugh
•batch fixes using s4s
•deleting broken mods and cc using s4ti
*reinstalling ea
•moving my saves and mods folder before reinstalling sims 4
•updating ea
•updating windows
•praying
•sobbing same f**** thing. hate EA so much i can't believe my body has the capacity to have that much hatred for something
