Hello everyone!
I think I have a possible solution. (BTW this is my first post ever).
My girlfriend wanted to play the Sims 4 with Origin but she had to install the new ea app.
When she was done installing ea, she had to update the Sims. And also she had this same problem with being stuck in applying update. I was trying to help her by understanding the problem.
After a while of searching I find out that if I install Origin back on the PC, the update of the sims runs in the background of Origin when it asks you to install the ea app. (You can see the update process in the left corner). After we waited on the update until it was complete, we saw on the ea app that the Sims was updated and she could play it imminently.
I think the problem is that when Origin is updating a game and you are installing the new ea app at the same time. The update gets corrupted and when you try to continue the update on the new ea app it gives a bug because of the corrupted update of Origin.
I hope it helps you guys!
- @Danavk you are correct. by waiting that the game download and finalize on Origin. when coming back on EA I could finally play my game.
Please EA give Danavk a REWARD !!

Found a working worakround:
I was forced to update to the EA app when I launched Origin yesterday, the 'Update to EA App" splash sceen cannot be closed so you can't use Origin at all so installed the EA App which automatically uninstalled Origin.
Tried to update BF2042 and it just got stuck at 'Applying Update' and showing NaN%
Tried all sorts of things to fix it but it kept happening
So I closed the EA App (Didn't uninstall it), downloaded Origin and logged in, I got the same "Update to EA App" splash screen which still wouldn't close but I could see underneath it that BF2042 was automatically updating so I left it and let it update and closed Origin properly once it was done.
Then I opened the EA App, cancelled the BF2042 download and then just clicked the "Play" button and the game opened and played fine.
So essentially this is a total mess, you can't use Origin properly beacuse the "Update EA" splash screen is in the way and you can't use the EA App to update games
Please do.. ..because this sux to be quite frank. A bug like this should not be allowed to exist for so many weeks.
I have the same issues after installing the EA App. See attachments. Thanks!
Everyone here, this is the answer for the NaN Applying Update experienced on the EA Desktop Application. Note that I have been attempting various different workarounds for the better part of 3 hours to update Apex Legends today. This one, although quirky, does indeed work. The devil is in the details on @Danavk 's post (Response #73 by Danavk) :
"the update of the sims runs in the background of Origin when it asks you to install the ea app. (You can see the update process in the left corner). After we waited on the update until it was complete, we saw on the ea app that the Sims was updated and she could play it imminently."The unmovable banner from EA stating that Origin app should be uninstalled to make way for the EA Desktop app will remain present on the Origin app, but in the bottom left, the Verify Game Files activity and the subsequent download will complete. Once finished, I closed Origin completely. I opened EA Desktop. The download manager still showed that the game was paused, so I cancelled the activity (i.e. pressed the X button the download item). Afterwards, the download manager stated: "Nothing going on here." as that was my only download pending. Lastly, to verify, I clicked on the Play button under the Installed Games section for Apex Legends and it booted up.
NOTE: Hats off to @Danavk after seemingly weeks of people corresponding back and forth with EA CMs. I will state this again, I believe that this is the current workaround, not uninstalling and reinstalling extremely large GB games. Thank you, @Danavk Well done.
Lastly, I did implement the following workaround for the download speeds on new EA Desktop app. After performing the changes to the .INI file, I ran EA Desktop App as Administrator. The download was extremely fast (i.e. it hovered around 200KB or 1MB) even when I was hardlined and have a download speed of 450 Mbps and 23 Mbps upload, but it does get through it.

EDIT: Edited hyperlink to point to @Danavk's #73 post.
saved the rest of my nerves - tried a bunch of ways from comments and only this one helped
