I don't entirely understand what you're asking, but I can do my best to answer your questions anyways.
1 - If you're not interested in any of the other games on EA Play Pro, and you're sure that you're going to be buying the premium versions of Madden and FIFA, then you'd still get the 10% discount towards those titles.
2 - If your subscription expires or you decide to cancel it, you would need to buy the games you've played in order to keep playing them. So if you buy them before the subscription expires, you'd get the 10% off whatever the games cost at the time.
3 - I don't entirely understand what you mean with this one. With EA Play Pro you do get to play games up to 10 days before release, but what is the thing that you're comparing it to?
