Does residential type determine epic project design?

I'm getting a lot of duplicate designs whilst trying to get all the "Landmark" Epic Project designs, and it's starting to cost me quite a lot of Simoleons to start them each time (I think 45k now).

Has anyone noticed whether the initial residential building determines the possible outcome of the Epic Project design?

I've started to take before/after screenshots, and was hoping others could share theirs.

First building: Logan Estate -> Landmark.

The Epic Project name is meaningless, and I don't know the name of the design.
