But my buildings are not as “fancy” and “premium” like i’ve seen in other acounts. I realize now that I must increased the zone value before upgrading the buildings to the end, right? Do I have to destroy it? Is there any way to make them upgrade again?

I believe the "premium" buildings you speak of are Epic buildings. When you add specializations, (education, gambling, transportation, beach, mountain, etc.), to your Capital City or any region where you have fully upgraded residential buildings, you will see a gold hard hat appear on your residential building, (provided the residential building is in the green coverage area of the specialization). You will then click on your Epic project building, (gold hard hat with wings), pay simoleons, and begin completing Epic tasks which will appear above the specialization buildings. You'll have 24 hours to complete your project. There are markers on the Epic project building which show how many points you will need to receive a "part" of a speed up token daily. There are Turtle, Llama, and Cheetah token buildings. At the end of the 24 hour period, (or immediately after, if you collect all points), you will then click the checkmark on the building to fully upgrade and "transform" your building. *To complete projects quickly, many players will select one area of specialization to focus on, especially during the first year. (I chose Transportation and placed heliports everywhere when I first began). Players will often pre-make or pre-purchase many difficult to find items in advance and have a fair amount of simoleons in the bank prior to starting an Epic project as well.
