Stunted Growth in residential buildings

I have a town with approx. 295k inhabitants and 97-99% happiness pretty much all the time... I notice a lot of other towns have more sky scrapers, namely the 1%, The Onyxlux, the Highfalutin, etc... I only have two 1% towers, one onyxlux and one highfalutin... I can't understand why many of my buildings are stuck in "Middleton Towers" and "Fordham Square" size... does it have to do with Real Estate density?  I'll be honest, I've got a very dense residential downtown, and I'm just now trying to get education and entertainment areas into this mostly residential area by moving some of the residences to the perimeter... It's a slow process...

So does anyone else experience this 'stunted growth' in their residential upgrades?

Probably don't have enough specialized services in the area where you are trying to upgrade. Hold down on the zone you are trying to upgrade until it goes into zone moving mode, click the helmet on the right hand side of screen and check out wealth forecast for the zone you selected. More than likely this selection is yellow now. You want this to be red for most luxurious zone upgrade. Also notice the land value blue tone from the middle button above the helmet which shows covered services for selection. Add more services (buildings purchased with gold keys) to that area before upgrading.

Mine too. I have nearly 300,000 residents and a 98% happiness rate but only two helmets to upgrade. Suddenly all upgrades stopped on the 14th or 15th. I have services almost everywhere and when I add a new service it doesn't seem to help at all. I updated factories to enable more jobs too. I think it's a bug.

I think you have to destroy a biulding and rebuilt it again to make a skyscraper

Yes, I read this and it works, except that now it is very expensive to upgrade anything. Lots of hamburgers and shoes instead of just a shoe
