Wealth Forecast - Luxurious

I have dark blue land value which appears to be "High Land Value".  When I first place a residential zone, the wealth forecast is dark orange "Luxurious".  After 2 upgrades, it then turns to medium orange or Premium.

Am I missing something to keep zones as luxurious?

  • Edit: Since posting this I've tested it and the info below is incorrect. Building types are purely dependant on land value. Dark blue giving the tallest buildings. To get to dark blue, you need a total of 9 services, so after level 16, you need all 7 basics (Power, Water, Sewage, Waste, Fire, Police and Health) + any two specializations. I was at level 15 when posting this, hence + 3 specializations. 

    The type of upgrade is dependant on how many specializtions you provide.

    None/One - Standard Homes

    Two - Premium Homes

    Three - Luxurios Homes

    The wealth forecast shows that a home can still be upgraded to a higher level if it gets another service before the next upgrade. Once a building has become a tower it is locked at that specific level. 

    Note that the specialization can be in any combination. For example, to get premium homes you can either give them access to Parks + Education, or Parks + Transportation, or Transportation + Gambling etc.. 

    Ultimately the zones affect what your buildings will look like.

    When you move that building, the population will also drop. Hence the tax loss.

    I wouldnt call it minimal, i had done some rough calculations when my city was around 370 000 ppl. If I would have demolished all my specs my revenue would have dropped from about 18 000 simoleons to 12 000 simoleons daily. Thats a HUGE amount of money! Keep in mind I have extensive city wide coverage from a minimum of three specs on any given RZ.

    Of course the population drops. But my point is that spec coverage affects tax revenue

    Check the Stats thread. There is 1 city with 650246 pop. Tax is $19720.My population is 152,000 higher, my specialty services are substantially larger. Yet I'm getting less than $1000 more in taxes. 137 of 139 of my resident buildings are high wealth.

    Yes thats CZs city hes actually a friend of mine on LINE app and hes been recently adding tons of specs, especially parks for this very reason so Im not sure how recent his data is there.

    But if youre at 800 000+ population and only making around 20 000 simoleons daily then its sounds like you dont have much spec coverage. At my peak before I started destroying skyscrapers to get new ones and then for the exploit, I was just over 400 000 ppl earning 20 000 simoleons daily. But again I have very extensive coverage.

    I will post my specs soon on that thread so you can compare. My spec services are bugged. Contacted Support, they said it was a display issue. As far as I am concerned, I am not getting the proper population boosts. Submitted another ticket on Sunday and they said that they would refer me to an expert. Haven't heard back since. Have already been lied to by support. Been playing since day 1 of soft launch. They changed service coverage. They told me they didn't, which is b.s, lost 60,000+ population and had to re jig police,health and fire.

    I remember that patch when they changed service coverage and yea I was choked too..had to reorganize everything and I was around 200 000 ppl. Definetely sounds like you may have a bug. Ive heard others tell me that revenue doesnt change with spec boosts as well.

    I used the beach access and parks to create a luxury area to build sky scrapers in. It was cheaper to create and buy using the beach I didn't have any extra buildings taking up room where I needed to build. Also my population in the highfalutin sky scraper is 2,570 when fully upgraded. However if I move it out of the luxury zone it drops in population to 1,927. I also have noticed that if you have the mayors mansion, the donut shop, and city hall in the luxury area that it boosts land value to dark blue and increases population in your sky scrapers, especially if the scrapers are right next to them. But you have to keep an eye on your roads as three of these in a row with over 2 k population in each will cause the red traffic jams. So prepare the roads in the luxury area also or the sims move out. Hope this helps 🙂

    I have a premium home and want to make it luxurious 

    I have covered it with nearly 5 parks and also given it all services , do I need to add transportation and schooling compulsory in order to get luxury homes 

    I am at level 15

    So I don't have health facilities unlocked, is it necessary to unlock all facilities and only then I will get luxury homes? 

    Please help
