The space between walls and the way it's facing shouldn't have anything to do with it. They work just fine regardless of how close to the walls they are, or what way they're facing.
Their routing simply gets corrupted by EIG, hence the solution to save them from within the game itself, and then plant them in EIG without editing them or ever entering EIG again.
So what I'm trying to say is that you don't need to edit your lots at all. It's not because of the way you built them, but because of EIG :)
It's weird the stairs in Oasis worked for you. Did you by any chance edit the lot, or look at it in the edit mode? Just doing that resets them and makes them work.
