One of the first things that happened when I started a character in Midnight Hollow was that she got a wish to buy an Elixir. I noticed there was no Elixir shop, and no Consignment shop either, so I set to building a combination Elixir and regular Consignment shops. It's "Carch's Craftorium":

I put it next to the bookstore. It has no CC, but it does require Ambitions and Supernatural.
Eventually my Midnight Hollow character wanted to buy her own store. All the ones that were already for sale were way too expensive, though! So I figured I'd build my own. Here is the "Savvy Shopper Starter" Savvy Seller store:

It comes fully furnished as a working store, but with only a few items for sale that demonstrate some tricky ways to sell (the slideshow is the version I use in my game, and has many more items than the Savvy Shopper Starter). It's also a bit less expensive than the other stores in town, but then the most expensive thing for a commercial lot is the land itself. I put it across the street from the broken-down train station near the other shopping area.
The Savvy Shopper has no CC and requires only the base game and Midnight Hollow for the Savvy Seller stuff.
