Build-n-Share Challenge # 16 - Winterhaven Remodel

This Week’s Challenge Specifics:
An uncomfortable silence. You aren't quite sure how to respond to the grown man sitting in front of you. You try your best not to stare back at the man's hollowed gaze, but knowing you had to respond sooner or later, you put on your best sympathetic look.
"That is quite a ... story. I am very sorry for your loss, Mr. Stevenson." You quietly take in a sigh of relief at having that uncomfortable silence broken.
His gaze doesn't waver as he responds, "It's quite alright. I was too young to remember any of it. I had only recently learned of it myself."
You look down and pretend to be jotting down notes as you continue this conversation, attempting to speed it up. "So this place ... Winterhaven Manor ... has been sitting empty ever since?"
"Yes, it has. I recently visited once and did a little bit of tidying up, but the place needs a ton of work..." he responds.
"Wouldn't it be easier to just bulldoze and--" you begin to say.
"No," he interrupts. "I really would like to salvage as much of the furniture as you can.. There is still so much to learn about the past..." he trails off, finally shifting his empty gaze away from you to stare out the window.
You nod, jotting down some real notes this time, finally feeling more at ease now that he is no longer staring so intently at you. "But I can definitely change the interior layout, correct? Give it a more updated feel so you can live in it comfortably?"
"I won't be living there. I just want to make the place nice again for the current inhabitants..." he responds faintly, still staring outside the window.
"Current inhabitants? I thought you said the place was empty?" you asked, confused.
Jacob Stevenson snaps out of his haze and focuses his stare on you once again. "Yes, it's empty. But my ... parents are buried there, so please make sure to create a nice area for them, so they may rest in peace."
Before you can respond, he continues, "Do whatever you can to fix up the structure itself. I understand the interior layout may not be ideal, so change that if you must. I definitely would like to salvage all the furniture and objects you may find on the property. Ultimately, it should have at least 3 bedrooms, 3 baths, and a study. And like I said before, the final cost of the house shouldn't exceed 200,000 simoleans.
In your notes, you underline the 200,000 you had written a few times before setting your pen down. Folding you hands together, you look up and nod at Jacob Stevenson.

This must be placed on a 30x40 lot. Nothing bigger.
This lot was built by Team Okabee (Okadoka and Anjubee) for the SimInterior Designs Haunted House challenge. I've repurposed it a bit, removing a lot of the premium content that was used, but seemed not have gotten all of it. These objects are minor though, so it shouldn't prove to be too difficult to reuse. Please let me know if you have any issues downloading.
For those who have been participating in these challenges for awhile, this main challenge is like a combination of the Biscuit's BnB remodel and The Sloppy Bachelor challenge. This is really a Create-a-Style challenge as you are required to reuse all the objects in Buy mode. You can delete anything from the Build mode, including fencing, landscaping, roofing, flooring, wall coverings, and you can manipulate the terrain. You may not alter the foundation or any exterior wall unless you are taking part in the optional challenge (please see below for details).
For the back story on Winterhaven Manor, you can read it here. This story was written by Okadoka.
There is no family to download this week as I couldn't think of a proper way to make Jacob since his parents are ghosts, but if you would like to create him, please see the optional challenge in the next post.
