I already found a nice 40x20 lot, though I customized it a bit (removed the restaurant and added a casino) then in the back is a dance club :) called jade's fusion lounge or something. but still need the others so much appreciated!
i should stop being lazy and learn how to build myself really. i'm just so terrible and everything i create is ugly :(
the irony is my sim is an architectural designer LOL.
