Can't Use Theater During Show Times

If you use the DebugEnabler mod, there is a workaround to this. When the theatre says "Next show starts at 10:00" when moused over, select it and click on Nraas>>Debug Enabler>>Options. A popup menu should appear; when it does select "DEBUG:Trigger Concert". And hey presto, the theatre info will change to "Show In Progress" but should still be selectable! :) Worked for me, hope it works for you.
