This started happening suddenly where it was not happening before? Any pattern as to the objects affected, such as are they CC or EA items? Are the drivers for your video card up to date, with updates coming from the computer manufacturer (first choice), or Nvidia (second choice), but not from Microsoft?

Have you cleared the five cache files on the top level of your user game folder lately?

Frame rate (fps) is capped and staying capped when checked in-game with the fps on cheat code?
