@trinhbaby Glad to hear the crashing is fixed.
To limit in-game fps, the simplest solution on a desktop with an Nvidia GPU, as you have, is to set the limit in the Nvidia Control Panel. Right-click the desktop and select the Control Panel, then Manage 3D Settings > Program settings, then Sims 3 (ts3.exe, without the W). Scroll down to Max Frame Rate and set it to whatever you want. If you play in fullscreen mode, I'd suggest also enabling Vertical sync, set to On or Adaptive, and Triple buffering. These settings don't apply in windowed mode, so skip this step if you never use fullscreen.
If you do play in fullscreen, and enabling Vertical sync has effects you don't like, you can switch between On and Adaptive, or try Fast. There's no harm in experimenting with the settings. I use On for my system, and it's fine, but some players get better results with other settings.
As a side note, your monitor's native refresh rate is 120 Hz, so it's capable of displaying up to 120 fps, but it's running at 60 Hz right now. If you'd like to change that, you might notice a smoother overall experience, even using basic apps or your desktop. The option is under Windows Settings > System > Display > Advanced.
The Max Frame Rate shouldn't be higher than the refresh rate of your monitor, so 60 if you don't change the refresh rate, and 120 or lower if you do.
