The Grace period is the period in which you can justly evict a tenant or raise the rent without it affecting the unit reputation. On the business tab you can also see if they are late then go to the mailbox to demand rent or do it in person or choose to evict. If you have neglected your duties as a landlord they may sue your for this. Keep on top of repairs and on good terms with your tenants. You should introduce yourself to all tenants.
