@rufsetufsa Six is the unit limit per lot in the game - see https://www.ea.com/en/games/the-sims/the-sims-4/store/addons/the-sims-4-for-rent-expansion-pack . To get more units, you need to use a cheat. I don't recommend doing that unless you're building in a separate save and playtesting a while to make sure there's no lot corruption before you put the build in your regular save. There's also a limit per save.
If you mean something else other than 6 units per lot, please do let me know. Also if you're playing with mods/CC or not.
Yes, I meant 5 units.

@rufsetufsa Two other questions, then. Do you perhaps have a total count across your save that's approaching 100? And do you use mods or CC?

No, just about 30 in total. No mods or CC.

I know this question was not asked of me, but I am the OP and wanted to give more context. This was my first and only for rent property in which my sim was the owner. My sim was a tenant in his first property.
You might be on to something, in that he was a tenant in a duplex (two unit) apartment before I moved him to his own lot to become a landlord.I find it almost upsetting that I remember these exact specifics months later.
Cheers!
