I had the same thing happen in one of my files. I play on PC. I have several save files, I will open my game later to check if it happens in every one of them.
The one it happened in, it was Saphire Shores, the 50x50 lot in Sulani. Previously I put a Spa on it, bulldozed that and turned it into residential, built a normal house. Moved a sim in there to playtest and after the update the house was recognized as a spa. I had to "sell the business" before I could turn it into residential again.
To solve this issue, do the following
For Uni Housing
- Select the house from the map and click on the three dots
- Choose: Evict Household
- Go to household manager and move them into a house (you can't move them back to uni housing until the next term)
- Uni housing should be back to normal
For Houses
- Enter the lot in build mode and make sure you see the weirdness
- Go back to the map, the lot will now show with a different icon.
- Select the house from the map and click on the three dots
- Choose: Sell business
- Go back to the lot in build mode
- Change lot type to residential.
- All should be back to normal
As an alternative to selling the business, you can also just move the Sims out via phone or household manager)

I'm having this issue too, are people able to confirm that this only happens in lots that have previously been another lot type (I know that's the case with mine)? Many thanks for the workaround @crinrict but I'd prefer to stay away from playing some houses that are likely to get this bug until there's a proper fix.
