He is a modern man of the world, and just started his own practice as a medical doctor after working in Willow Creek Hospital for some years. He already purchased office space in a nearby office building and now needs a new 1 bedroom bachelor pad so that he can be closer to the practice. He's looking for a bachelor pad with the following features:

Small Dining area
Living area

1 Bedroom
1 bathroom
1 study
Landscaping:
His vision is modern but he loves beautiful gardens with greens and some flowers.
He has a lot of friends and would like a place outdoors where he could entertain.
BUDGET: Dr James Rossouw was very generous with the budget, but he wants to see creativity, sleek modern finishes, with maybe a touch of rustic...The upload on the gallery must not exceed $80000.00 irrespective of what the lot cost.

Renovate on any 30x20 lot of your choice

The style of decoration is up to you
YOU MAY NOT:
Make any changes to the solid wall structure as you found it.
That includes removing or adding walls in and outside
Add any rooms
Remove the stairs where they are placed (but you can replace them with other stairs and this includes the railing as well)
Remove the windows or doors or replace them, you may recolor only
Add any balconies
YOU MAY:
Recolor windows/doors
Replace the whole roof design or shape and color
Use any colors, interior and exterior
Add, pool, hot tub etc
Lift the foundation and wall height
Build a patio for entertaining
Add awnings
