Specific instructions on decorating the bedrooms (gender, age, etc.): One Master bedroom, a room that can fit two toddlers at once, a room that can fit two kids at once, a gender neutral "teen" bedroom, and a guest bedroom. My main request for bedrooms is to have neutral-ish decorations in the bedrooms since I plan on having more than one generation live here.

Special requirements (garden, pool, hot tub, etc.)? hot tub, bar, and outdoor cooking and entertaining area. A large living room with a big tv, a "pretty" youtuber office (or designated space), and a laundry room. My sim is currently a musician/singer so an area where she can practice her guitar, piano and singing would be nice. Lastly I am still trying to learn the mechanics of the new Eco Living expansion pack, so it would be fun if you could include some elements of that pack... if it doesn't work with the lot or is too difficult to place don't worry about it. Last, please avoid mid century style furniture at all cost!
Is communication required before the builder begins work? no but is welcome :)
