I guess I think of art, music, culture, an interesting mix of old-school charm and insufferable hipsters. A brewery maybe? I've read people mention brewing in the dude stuff discussions. Actually, barber shops and garages may not be out of place either. Hmm. And pizza ovens and hot dog/pretzel carts? We have American Food and Pizza stands, but carts are cooler. Coney Island is in Brooklyn too, that's an amusement park and another beach.
See? I said I wasn't going to overthink this! lol
What if we got a city and one of the lots we can visit and interact with (perhaps even a festival) is a Coney Island look-alike! I adore the pizza ovens- want one terribly!! and the city can have apartment which, quite frankly I love, and hotdog/coffee stands/umbrella and magazine racks on the corners like a real city would have. There could be street performers, and perhaps a subway (just the entrance/functional or not) and perhaps a bike lane on the road, and a park to feed pigeons, and DO YOU WATCH FRIENDS?! We could make our own Central Perk?!?!?!?!? And there could definitely be an uptick of crime/police presence in the community- we could bring back burglars!!! There could be renter's insurance incase of a break-in...but no killing people (that might be too violent)...heheh! there could be an italian family pizzeria like you said (cool backstory of the family who started the business with nothing and it is now owned 7 generations...goal being to improve the business or add something to it each generation without forgetting their origins and how the place started to begin with).
This could go a lot of ways:
1. uptown being highclass, downtown being more ran down and high crime
2. very futuristic, not time travel, but technology driven
3. old school, 1920s brooklyn/chicago- city separated into boroughs

I love all your ideas. A generational thing could work really well in such a setting too, I think. I can see the old men feeding pigeons and playing chess in the park. I imagine a grouchy old patriarch, whose father came from the old country, worked hard and opened a pizzeria, just passed it down to his son, and the old man just isn't convinced that his son is running the family business the way he thinks he should. I don't know what people like to/want to do with kids and teens, but I'm imagining that a Coney Island knock off would be entertaining for people of all ages.
I'm really intrigued by the the building options. I would love to see some floor level businesses with apartments above. Speaking of Central Perk and even Tom's Restaurant from Seinfeld:

Building in these areas would be fun and give us options for creativity. Knowing how this game works, we will probably still have to have a loading screen when going down from an apartment to the ground floor business, but it would still be cool. People could make the ground floor a cafe, restaurant, retail shop, bar, laundromat, art gallery, whatever. Barber shops/beauty salons would work well in such places too if we do ever get those. It would be fun and challenging to build unique businesses on these little corner lots. Much like how building in an apartment works, we wouldn't be able to change the structure of the building, but allowing us to change wall coverings and place things like planters, awnings and signage would be needed if they could figure that out. I'm sure it's a long ways away if something like this ever comes out, but I think it sounds great.
