I also haven't played with For Rent yet, and I have built a lovely apartment complex for it too. From what I have seen it's best to first build it as a regular residential and then set it to residential rental. When I first built my apartments complex the BB catalog would lag considerably if used on residential rental lot type. Don't know if things have changed since. Editing a lot after sims move in seems to cause issues with the rents if you play as landlord, so you'll need to move all sims out, edit the lot, and then move them back in if you want to edit it.
