Issues in game play

I have been playing today and there are a few issues. 

1. Trying to bath a pet and it won't let me, just crosses it out.
2. There is a permanent mail box in my sims house, have gone onto build mode to get rid of it and it keeps reappearing
3. Cannot adopt a cat or dog - gives the option but then doesn't do anything
