I can't use build mode nor genetics

hi !! my sims 4 game has been acting very unusual for a couple of days . I can't switch from play mode to build mode because it doesn't show me any items nor can I exit and I can't use genetics from the same issue . also my game sometimes shows a black screen (usually after exiting to the menu) and loads extremely slow . I ve tried to fix it multiple times by repairing , I deleted the most recent cc I ve downloaded and also reseting the game . can someone help me ?

@raisadelrey Could you test with *no* mods or CC please? Drag the Mods folder to the desktop, delete the file called localthumbcache, open the game to test, and exit without saving (just to keep your Sims with their CC).
