Rent not calculating correctly in Uplands Place (Sims 4 For Rent)

I'm trying to set up a duplex in Uplands Place in Del Sol Valley. I've tried several from the Gallery. All the ones that I have tried have very similar units (similar number of tiles used, similar value), yet when I go to the Manage Worlds view, one unit is charging double the rent of the other. I have another multiplex in Vacuous Green. All the units rent prices correspond to the number of tiles. In Uplands Place, one corresponds to the number of tiles and the other is double.  

Just to be certain, I bulldozed the whole lot, downloaded a "Styled Room", then copied and pasted it so I had two identical rooms, side by side. I assigned one as Unit 1 and the other as Unit two and then checked the rent in the Manage Worlds view. Once again - one is normal and the other is double. 

So tell me, is this a bug or a feature?  

Also, I have no mods, no cc, and I'm playing on a Mac M1 Pro running Sonoma.
