IKR had a search around and it seems they made it this way see here in the bug thread i know i so wanted to have areas just like you, the only thing i have to try yet if i have time to go to build mode is build a wall to "fence off" the area i don't want with tiles finish that part of the build then delete the "fenced off" wall and see if it remains tile less
