If you have mods/cc in your game, remove all of them to see if the game works better.
For example, move the mods folder from C:\Users\Username\Documents\Electronic Arts\The Sims 4 to your Desktop and start the game.
If that did not work or you do not have mods, please post a DxDiag:

Ok so... I been trying for the longest to install the UI Extension mod correctly and all of my mods are up to date and when I finally go into the game, Everything seems to be working perfectly until I click into build mode then, Nothing appears and the only way I can go back to gameplay is if I exit out the game and and go back into it. I got my UI mod to work by deleting the localthumbe.package. Can you please help me put? I tried updating and repairing it and it’s still the same. Get back to me as soon as you can please.??
