how do i disable the nividia hd audio driver and do i have to install the Realtek audio driver

Basically you have to do a clean install of the graphic card drivers (Nvidia Drivers) and disable the Nvidia HD Audio Driver when windows install it automatically. Then update the audio drivers of your motherboard, in your DXDiag says your motherboad is an MSI MS-7850 and it uses a Realtek audio chip too => so download the "High Definition Audio Codecs (Software)" from this site http://www.realtek.com.tw/downloads/ and install it.
Follow the instructions I've wrote in the post linked above. If you need help ask here, I'll check this thread often to see if you could solve your problem.

Yes, you have to install the realtek drivers.
And here I've posted a screenshot showing what drivers should be disabled. (right click -> disable).After installing Realtek drivers and disabling Nvidia ones you should reboot your pc.
If you did a clean install of Nvidia drivers as I said in my previous post, you must re-check that nvidia hd audio driver is disabled, because windows update will install them again if they were not installed. If they were disabled windows will do nothing with them, will keep them the way they are. - 10 years ago
i fixed the problem with the sims 4,all i had to do was lower the setting from ultra to high and it stopped but im abit annoyed that i cant play it smoothly at ultra with the specs that i have.can you explain
not sure if sims 3 and simcity are fixed yet tho
