Mixed use lots are really nice they seem to have done what I wanted them to do in Sims 4 and have select rooms be a "lot type" instead of forcing you to stick to one.

Somehow the hair manages to look worse than Sims 4 hair that at least has some detail they moved onto shiny playdoh.
